Attractive Investment Opportunities
Compared to other countries in Northern Europe, the agricultural and raw land in Estonia is still heavily undervalued. Land prices are expected to grow significantly over the next few years, as soon as the financial situation has improved.
Compared to neighbouring countries like Finland and Sweden, the price of land is at least 5 times lower in Estonia. According to established marketing theories, the price of land would then level out and hence, there would be a potential for a significant price increase for the next years.
Signs are already visible, as both SEB and Swedbank are increasing their lending to home buyers in Estonia: SEB has increased their lending with 60 per cent and according to Swedbank "The economy in Estonia is stabilizing, the buyers are returning and the price of real estate have started to increase in some areas" (2010-04-10)
BNS-Moody's Investors Service on March 31st, 2010, raised the outlook on the Estonian govern-ment's A1 ratings from negative to stable. It said the action was prompted by a clear improvement in Estonia's financial and economic prospects since mid-2009, and the fact that the country will be admitted to the eurozone in January 2011.

Swedish banking group SEB, one of the major banks in the Baltic region, has forecast strong economic growth in Estonia over the next two years.
The bank said that following a fall of 14 per cent last year, Estonia's GDP will grow by two per cent this year and by five per cent in 2011
The market for newly-built private residences in the Tallinn area is just as attractive as the construction of new city apartment buildings. The demand so far, has been driven, among other things, by the fact that the families who have sold their housing (e.g. older apartment in the city of Tallinn) now prefer a more private and spacious residence instead.
Whereas the houses offered for sale are mostly situated in the developed living areas, and relatively expensive, an alternative for those preferring a private residence is to buy a plot in some of the areas being developed in the rural municipalities neighbouring Tallinn and to build a house on their own.

As the resource of land suitable for development of larger housing areas in the city of Tallinn has been practically depleted, the housing development has mainly shifted to the neighbouring rural municipalities. Year by year the distance of such projects from Tallinn is growing.
